Derived: direction flags, demand regime (expanding/contracting), trailing-3m MoM average, and per-month regional YoY spread with strongest/weakest region. The earliest demand signal in the housing funnel — signings parallel closings two months out. commercial_use=no (proprietary NAR index; documented/searchable, never bulk-served).
