Monthly U.S. pending (contract-signing) home-sales momentum from the NAR Pending Home Sales Index: month-over-month and year-over-year % changes, national plus Northeast/Midwest/South/West, for the 12 months 2025-09..2026-08, curated 2026-10-01 from NAR's media-distributed press releases (each month cross-verified across 2+ independent sources). Derived: direction flags, demand regime (expanding/contracting), trailing-3m MoM average, and per-month regional YoY spread with strongest/weakest region. The earliest demand signal in the housing funnel — signings parallel closings two months out. commercial_use=no (proprietary NAR index; documented/searchable, never bulk-served).
