Country codes are normalized to ISO alpha-3 (BIS aggregates keep stable codes) so rows join cleanly with other country-keyed datasets. Raw series: Bank for International Settlements (WS_SPP).

Each row is one local authority (county / unitary district / London borough / Scottish council area / Welsh unitary / Northern Ireland district) in one month: mix-adjusted average price (GBP), house price index (January 2015 = 100), 1-month and 12-month index changes (%), sales volume, and average prices by property type (detached, semi-detached, terraced, flat). (Seasonally adjusted columns are not published at local-authority level and are excluded.) Method: keyless download of the latest monthly full-file release; local-authority rows selected locally. Units: GBP for prices, index points (2015-01=100), percent for changes, counts for sales volume. Caveats: local-authority series generally start 2004 (regional series go back to 1968); Northern Ireland rows are updated quarterly inside the monthly release; ONS revises past months (revisions surface as new content-hashed snapshots); average prices are mix-adjusted, not simple means. Coverage: mostly 2004-01 to the latest published month, monthly granularity, ~389 local authorities. Provenance: UK HPI, Open Government Licence v3.0. Primary key: (area_code, date). Join keys: date, region_name. Cadence: refreshed monthly; a new snapshot appears only when a new monthly release (or revision) changes the data.
