Monthly NAHB/Wells Fargo Housing Market Index readings 2025-10 -> 2026-09, agent-curated from the official NAHB press release for each month (the HMI historical tables are NAHB paywalled). Headline index plus the three subindices (current sales, expected sales next 6 months, buyer traffic), the four US census-region three-month moving averages, and the three price-tactic measures (share of builders cutting prices, average price reduction, share using sales incentives) — enriched with month-over-month headline delta, deep-pessimism/weak/soft/firming/expansion sentiment bands, the regional spread in points, a 0-100 price-cut intensity composite, incentive-pressure (>=65%) and weak-buyer-traffic (<=25) flags, per-row provenance URLs, and deterministic row hashes. Headline values use NAHB's revised series. License: NAHB's survey readings are proprietary — NOT licensed for commercial use; composites are original analysis. Who joins this: an online shop (furniture, appliances, home improvement) joins (month, us_census_region) to its orders to model housing-led demand pull-through; a subscription business (moving, storage, home services) reads a collapse in buyer traffic as a demand/churn leading indicator; a sales team joins the incentive- and price-cut-intensity fields to time offers to builders and home-services buyers.
