Quarterly US metro house-price momentum intelligence from the Federal Housing Finance Agency all-transactions House Price Index (keyless CSV, 1980Q1 = 100): index levels for 370 metropolitan statistical areas back to 1991Q1, with YoY / QoQ / 2-quarter-annualized growth, a documented 0-100 price-momentum score with per-quarter metro ranks, expanding / cooling / trailing-4-quarter-record-high flags, and quarter-level context: the national metro spread (divergence gauge). The metro companion to the state panel. Caveats: the latest quarter is preliminary and may be revised; all-transactions indexes blend sales with appraisal data and are noisier than purchase-only; the index is not seasonally adjusted. Daily heating/cooling degree-day panel for the 20 North-American prediction metros (15 US + 5 CA), from keyless NASA POWER daily 2-meter air temperature (2020-01-01 -> latest POWER day, ~2-day lag). Daily HDD/CDD (base 65F), trailing 7/30-day thermal loads, same-day-of-year anomalies vs a trailing-5-year baseline, heat-wave/cold-snap flags (metro 95th percentiles), season flags, and a documented 0-100 thermal_demand_score. The current daily companion to the weekly NOAA-GSOD metro_degree_days panel (which ends Aug 2025). Joinable by (date, metro) to Shopify/Stripe/HubSpot data. Caveats: POWER is a reanalysis/model blend, not station observations; first 6 days per metro lack a 7-day window (NaN, never padded); anomaly baselines need 3+ prior same-doy years. Daily observed-weather demand panel for 15 US metros from NOAA NCEI GHCN-Daily, fetched keyless two ways: the trailing 365 days of observed TMAX/TMIN, precipitation, snowfall, snow depth and wind at the metro airport station via the NCEI Data Access Service (daily-summaries), and the 10-year (2016-2025) day-of-year climatology baseline from the per-station bulk files. Per (date, metro): daily mean temperature, HDD18/CDD18 degree-days, temperature and precipitation anomaly z-scores versus a 10-year (2016-2025) day-of-year climatology, heat-wave / cold-snap / heavy-rain / snow-day / high-wind flags, a pleasant-day flag, and a documented 0-100 weather-demand score with per-day cross-metro rank — high means pleasant foot-traffic/shopping weather. Same 15 metro keys (ICAO) as metro_degree_days / metro_daylight_intel for 1:1 joins; the 5 Canadian metros are excluded because GHCN-Daily's Canadian airport stations are stale in NCEI's feed.
