    Global house price signals (BIS real residential property prices)

    Quarterly housing-market signals derived from the BIS selected residential property price indices: real (inflation-deflated) house-price indices (2010 = 100) for ~60 economies and BIS aggregates, with year-on-year and quarter-on-quarter changes, 30-quarter annualized change volatility, 1-quarter momentum, 3-sigma anomaly flags vs a trailing 12-quarter baseline, naive-drift 1-quarter forecasts, a per-quarter cross-country volatility rank, a 10-year overvaluation z-score (froth gauge) and drawdown-from-decade-peak (correction gauge). Country codes are normalized to ISO alpha-3 (BIS aggregates keep stable codes) so rows join cleanly with other country-keyed datasets. Raw series: Bank for International Settlements (WS_SPP).

    Quarterly purchase-only House Price Index by U.S. state from the Federal Housing Finance Agency master file (https://www.fhfa.gov/hpi/download/monthly/hpi_master.csv). The flagship FHFA HPI: seasonally adjusted purchase-only data from Fannie Mae and Freddie Mac, weighted repeat-sales method, indexed to 1991Q1=100; both the seasonally adjusted and not-seasonally-adjusted series are included. Method: keyless download of the master CSV, filtered to level=State, hpi_flavor=purchase-only, hpi_type=traditional, frequency=quarterly. Units: index points (1991Q1=100). Caveats: the latest quarter is preliminary and revised in later releases; the index measures price change, not price levels, so cross-state level comparisons are meaningless — compare growth rates; 'FHFA House Price Index®' is a registered trademark (branding constraint only). Coverage: 50 states + DC, 1991Q1 to the latest published quarter, quarterly granularity. Provenance: FHFA HPI master file, U.S. public domain - please cite the Federal Housing Finance Agency. Primary key: (state_code, year, quarter). Join keys: state_code, year. Cadence: refreshed quarterly; a new snapshot appears only when FHFA publishes or revises data. Each row is one local authority (county / unitary district / London borough / Scottish council area / Welsh unitary / Northern Ireland district) in one month: mix-adjusted average price (GBP), house price index (January 2015 = 100), 1-month and 12-month index changes (%), sales volume, and average prices by property type (detached, semi-detached, terraced, flat). (Seasonally adjusted columns are not published at local-authority level and are excluded.) Method: keyless download of the latest monthly full-file release; local-authority rows selected locally. Units: GBP for prices, index points (2015-01=100), percent for changes, counts for sales volume. Caveats: local-authority series generally start 2004 (regional series go back to 1968); Northern Ireland rows are updated quarterly inside the monthly release; ONS revises past months (revisions surface as new content-hashed snapshots); average prices are mix-adjusted, not simple means. Coverage: mostly 2004-01 to the latest published month, monthly granularity, ~389 local authorities. Provenance: UK HPI, Open Government Licence v3.0. Primary key: (area_code, date).     Signals derived from the BIS real residential property price series (quarterly, as published on FRED) for 18 economies: 30-quarter annualized volatility of quarterly changes, quarterly momentum, year-over-year percent change (the housing boom/bust gauge), a cycle-position percentile of current growth versus each country's own history, 3-sigma anomaly flags, naive-drift 1-quarter forecasts and a per-quarter cross-country volatility rank. All rows carry canonical country_code so they join cleanly with country-keyed macro data. Raw series: Federal Reserve Bank of St. Louis (FRED), underlying data Bank for International Settlements.
